Which wall do you have?

Three kinds of foundation, three kinds of leak

The wall type decides how water gets in and which repair works. Pick yours.

Fieldstone or rubble

What you see
Damp patches that follow the mortar joints, and sand and grit on the floor along the wall.
Why it happens
Water comes through the lime-mortar joints, not one crack, so sealing one spot moves the leak to the next.
The repair
Exterior: repoint, parge, seal, new drain at the footing. Inside: a floor-edge drain with a membrane over the whole wall.
Exterior waterproofing

Concrete block

What you see
A wet line along the bottom course and white efflorescence across the wall after rain.
Why it happens
Blocks are hollow. Water entering a joint anywhere up the wall falls through the cores and comes out at the floor.
The repair
An interior drain with weep holes drilled into the bottom cores, or an exterior membrane when the whole wall is wet and reachable.
Interior drainage

Poured concrete

What you see
One vertical or diagonal line that darkens or drips in rain, often below a window or at a corner.
Why it happens
Concrete shrinks as it cures. A shrinkage crack runs through the full 200 mm of the wall.
The repair
Low-pressure polyurethane injection from inside fills the crack front to back in a few hours.
Crack injection

Inside or outside

The two main systems, side by side

Both keep the basement dry. They work from opposite sides of the wall.

OutsideBasementDimpled membranecarries seepage downPipe in clear stonebeside the footingPipe runs to the pitSump pump and dischargeFootingFooting

Interior drainage system

A strip of floor is cut along the wall, perforated pipe goes in clear stone beside the footing, a membrane on the wall feeds seepage into it, and the pipe runs to a sump pump.

The Caledon year

When basements here leak

Four moments a year account for most of the calls.

Late winter thaw

Meltwater sits on frozen ground and runs sideways to the foundation. Ice in downspouts sends roof water straight to the wall.

Spring rain

The water table peaks. Clay in south Caledon pushes water to the floor-wall joint; escarpment gravel sends it up through the slab.

Summer storms

A downpour overwhelms eavestroughs and window wells, and the sewers in Bolton and Caledon East back up into basements.

Autumn leaves and outages

Leaves block drains and the sump discharge. A wind storm cuts the power, and a pump with no backup stops.

How it works

Four steps from the first call to a dry basement

  1. You call or send the form

Tell us what you see, when and where. Water coming in now? Say so; the line is answered day and night.

Puddle of water spreading across a dark concrete floor
  2. Assessment at the house

Walls, floor edge, cracks, sump pit and windows inside; grading, downspouts, window wells, well and septic outside.

Downspout running down the corner of a brick house wall
  3. Scope and price in writing

Which walls, which method, what is removed and put back, how long, and the price. If the fix is a downspout extension, it says that.

Hand ticking boxes on a handwritten checklist with a black pen
  4. The work, then a water test

Floors and paths protected, the area sealed off, and every drain, pump and valve run with water before the crew leaves.

Where we work

All of the Town of Caledon

From the Caledon Village four corners we cover the whole Town: the Hurontario villages, Caledon East and the moraine hamlets, and the subdivisions of Bolton and Mayfield West. Caledon climbs from 221 m to 485 m, escarpment in the west and moraine in the east, so the ground under a house changes from one road to the next.

Peel Region rebate

On Peel sewers? The Region pays back 60% of a backwater valve

For houses in Bolton, Caledon East, Mayfield West and other sewered areas, Peel reimburses 60% of a sanitary backwater valve up to $1,500. A Town of Caledon building permit and an inspection are part of it, and we handle both.

How the rebate works

Questions

Asked before almost every job

How much does basement waterproofing cost in Caledon?

It depends on the metres of wall treated, the depth to the footing, whether a machine can reach the wall, and what has to be moved: a deck, interlock, a finished wall, a septic bed or a well line. We look first, then quote in writing.

My house is on a well and septic. Does that change the work?

Yes. The well, the pump line, the tank and the leaching bed are located before any trench is planned, and the trench is routed around them. A sump discharge is never pointed at a septic bed or a well head.

Interior or exterior, which one do I need?

Exterior stops water before it reaches the wall: right for a wall damp over its whole height, for block or stone, and for a failed weeping tile. Interior collects water at the footing and pumps it out: right for the floor-wall joint and for walls that cannot be reached from outside.

Does the Region of Peel pay for any of this?

On Peel sewers, the Region reimburses 60% of a sanitary backwater valve, up to $1,500, with a Town of Caledon permit and inspection. Membranes, drains and crack repair are not covered. See the backwater valve page.

Can the work be done in winter?

Interior drainage, crack injection, sump pumps and backwater valves are indoor work and go ahead all year. Exterior excavation waits for the ground to thaw: frost reaches 1.2 m here.
